Nokomis sits just north of Venice, where canal lots, older beach cottages, and newer construction share the same streets. Proximity to the Gulf and the intracoastal means salt and wind are part of the design brief on most properties. Sarasota Greenscapes builds for both conditions.
Canal and waterfront lots
Waterfront properties bring their own constraints: seawall setbacks, brackish influence near the water table, and salt on the breeze. We keep the planting nearest the water salt-tolerant with sea grape, cocoplum, and muhly grass, and reserve less hardy species for the sheltered side of the house.
Our landscape design on these lots works with the wind exposure rather than pretending it is not there.
Irrigation on sandy coastal ground
Coastal sand drains fast, and an old system running long cycles is putting most of that water past the roots. We install and rework irrigation with zones matched to sun exposure and plant type, and rain sensors so the system stands down when the wet season is doing the work.
Keeping a mixed-age neighborhood tidy
Nokomis lots vary from compact cottage yards to larger newer parcels. Scheduled lawn care adapts to each, keeping mowing height and bed edges consistent through the summer growth surge.
Frequently asked questions
Does a canal lot need different plants?
The waterfront side does. Salt on the breeze and a brackish influence near the water table narrow the palette considerably, so we place salt-tolerant species there and more tender plants on the sheltered side.
Do I need a rain sensor on my irrigation?
Automatic irrigation systems in Florida are required to have a working rain shutoff device, and on the Gulf coast it saves a meaningful amount of water during the summer wet season. We check that yours functions rather than assuming it does.
How do you water sandy soil efficiently?
Shorter, more frequent cycles during establishment and zoning by plant type and exposure. Long single soaks push water below the root zone on coastal sand.
